Have you ever wondered why some houses in our corner of the world attract immediate interest, while others remain available for a longer period? You might think it’s just down to the colour of the front door or a pretty garden, but there’s a much bigger rhythm at play regarding the levels of housing supply across Langdon Hills.
I’m Luke Readings, and I’ve spent my morning looking at the numbers for our lovely patch, stretching from the leafy heights of Langdon Hills over towards the quiet cul-de-sacs of our neighbouring streets.
The Good News and the "Wait-and-See" News
Let’s start with the good news: if you are looking to buy a home right now, the frantic "musical chairs" feeling of the last few months has calmed down. There is significantly more choice for buyers, giving you a bit of breathing room to decide if that kitchen is really big enough for your Sunday roast.
The "wait-and-see" news? For those of you thinking of selling, the market has shifted from being a "seller’s market" to what we call a "balanced market." Imagine a see-saw that was previously tilted heavily in favour of the person selling the house; right now, that see-saw is sitting perfectly level because the stock levels have increased.
What’s the "Magic Number" this month?
In the property world, we look at the ratio of available homes compared to the number of successful transactions to understand the current market activity. Think of it like a bowl of fruit on your kitchen table. If your family eats 10 apples a month and you have 63 apples in the bowl, you have a very healthy surplus of fruit.
In Langdon Hills, we currently have a supply ratio of 6.3.
Did you know that just last month, that figure was 5.3? This jump of exactly one point tells us that there is more competition for sellers. We have 63 homes for sale right now—exactly the same number as last month—but the volume of buyers entering into agreements has dipped just a notch, leading to higher overall stock levels.
The Balance of the Street
At the moment, we are seeing about 10 homes sell every month across the postcode. When you realise there are 63 homes available, it means that about 16% of the total stock is clearing every 30 days.
If we stopped every single person from putting their house on the market today, the current properties for sale would provide enough choice for buyers to continue at this rate until mid-January 2027. That is quite a change in the volume of available housing supply compared to what we saw earlier in the year!
Real Life on the Ground
Even with the increase in choice for buyers, people are still moving for big sums in the right spots. We’ve recently seen some beautiful homes change hands, like a stunning place on South Avenue in Langdon Hills for £1,200,000, and others in Mulberry Gardens for around £747,500.
The average price people are asking for is roughly £446,889, but the price people are actually paying (the sold price) has averaged £386,257 over the last year. That gap tells us that with more properties currently for sale, buyers are being a bit more cheeky with their offers, and sellers are starting to listen.
What does this mean for you?
If you’re selling: You need to be the "best house on the street" to get noticed. Because there is more competition for sellers now, your home needs to look tip-top to stand out amongst the increased stock levels. It is important to be realistic with the price tag to ensure you attract interest in a market with so much choice.
If you’re buying: This is your time to shine. You have much more choice for buyers than we have seen in recent years. You don't have to rush into a decision quite as fast. You can ask more questions, visit a second time, and perhaps negotiate a price that feels fairer to your pocket.
If you’re staying put: Your home is still a very solid fortress. While the "see-saw" is level, 122 families have moved in SS16 6 over the last year. Market activity remains consistent—people still desperately want to live here, from the views at the top of the hills to the great schools at the bottom.
