Let’s start with a bit of a myth-buster. People often tell me, "Luke, surely the summer holidays mean nobody is looking at houses because everyone is at the beach?" In reality, the Langdon Hills property market doesn’t take a summer holiday. It’s more like a game of cricket on a long August afternoon—plenty of action, but played at a pace that lets everyone catch their breath.

Think of our local market right now like a popular local bakery. If the bakery puts out ten loaves of bread and they are gone in ten minutes, there is very little choice for buyers—it’s fast, frantic, and you’ve got to be quick to get your favourite crusty roll. But right now, from the leafy lanes of Langdon Hills to the quiet corners of High Oaks, our "bakery" has plenty of loaves on the shelves, and shoppers are taking their time to choose the perfect one.

The Magic Number: 8.3 In the industry, we look at the relationship between the number of homes available and the number of people buying. We call this the balance of housing supply.

Right now, the ratio of available stock levels compared to monthly sales stands at 8.3.

Last month, that number was 6.3. That’s a jump of two points in the supply-to-demand ratio! When that number is under 6, there is less choice for buyers, which often puts sellers in a stronger position. When it’s over 6, like it is now, we call it a "Balanced Market." It’s like a perfectly level see-saw; neither the buyer nor the seller has all the power.

What’s on the Shelves? At the moment, we have 61 properties currently for sale across SS16 6. Interestingly, that’s two fewer than we had last month. Even though there are slightly fewer homes to choose from, the level of competition for sellers has increased because there is more total stock available relative to the number of active buyers.

On average, about 7 homes are being sold every month. Whether it’s a grand home on South Avenue or a beautiful spot in Mulberry Gardens, people are still moving, but they aren't in a desperate rush. They are looking for the right fit, not just any fit.

What does this mean for you? If you are selling your home, don't panic! It just means you need to make sure your "loaf of bread" looks the best on the shelf. Because there’s more choice for buyers, your home needs to be priced sensibly and look tip-top to stand out against the competition for sellers. We’ve seen some incredible results recently—like a stunning home in Wiscombe Hill achieving £1,150,000—so there is definitely still an appetite for big, beautiful homes here.

If you are buying, this is great news! You don’t have to sprint to every viewing or worry that a house will be gone before you’ve even parked the car. With higher stock levels, you have a bit of "elbow room" to negotiate and make sure it’s really the dream home for you.

For my neighbours just watching the market, the average price people are actually paying round here is about £397,393. Our area remains a firm favourite because it’s such a lovely place to live, whether you're in Tyelands Meadow or anywhere in between.
