Hello there, neighbour! I’m Luke Readings. If you’ve walked past the shops in Langdon Hills or taken the dog for a stroll around the Lee Chapel North area recently, you’ll have noticed more than just the daffodils popping up. There’s a distinct "moving day" energy in the air.

While the data tells us the numbers, it doesn’t always capture the human heartbeat of SS16. Behind every "For Sale" sign on Westley Road or Victoria Avenue, there’s a family looking for a bigger garden for a new puppy, or a couple finally finding their first "grown-up" home together.

The Price on the Tin vs. The Price at the Till Did you know that there is currently a £51,298 gap between what people are hoping to get for their homes and what buyers are actually tapping into their banking apps?

Think of it like a vintage market. A seller might put a price tag of £100 on an old clock, but after a friendly chat and a bit of haggling, it sells for £85. In SS16 right now, the average price people are asking for is £389,924 (which, by the way, is exactly what you’d expect to pay for a lovely three-bedroom semi-detached house in many of our leafy streets). However, the price people are actually paying is £338,626.

This month, asking prices jumped up by £6,056. It’s like everyone woke up on March 1st and felt a bit more optimistic! But interestingly, the actual "sold" prices dipped ever so slightly by £881. It tells us that while sellers are feeling confident, buyers are still keeping a very firm grip on their purse strings.

What’s on the Shelves? Imagine walking into a bakery. If there are only two loaves of bread left, you’ll pay whatever they ask. If the shelves are full, you can take your time.

Right now in SS16, we have 187 properties looking for new owners. To put that in perspective, about 25 homes are finding buyers every single month. We call this a "balanced" market. It’s not a wild scramble where you have to decide in five minutes, but it’s not a ghost town either. Most homes in the area—about 70% of them—are priced between £230,000 and £610,000. Whether you're looking at a cosy flat near the station or a family home in Langdon Hills, there’s a healthy bit of choice out there.

The Seven-Year Itch (For Growth!) Think back to March 2019. Back then, the world looked very different! If you had bought a home in SS16 seven years ago, it would have cost you around £335,772. Today, that same home is worth roughly £338,626.

That means you’ve got an extra £2,854 sitting in your "bricks and mortar" piggy bank. While that might not sound like a lottery win, it shows that property in our corner of the world is a steady ship. It keeps your money safe while providing a roof over your head—something a savings account at the bank can’t always boast!

The View from the High Street From the grand detached houses in High Oaks that have recently sold for a cool £1 million, to the more modest terraces, SS16 remains a place people really want to be.

If you’re thinking of moving, the "secret sauce" right now is being realistic. Because there’s a bit of a gap between those asking prices and the final sold prices, the sellers who are being most successful are the ones who listen to what buyers are saying.
