People selling their homes are feeling quite confident—the average price they are asking for is £459,621. To give you an idea, that’s typically what a lovely, spacious family home costs in our neck of the woods.
However, there is a bit of a "gap" between what sellers hope for and what buyers are actually handing over. Currently, the price people are actually paying (the sold price) is averaging £384,005.
Did you know that there is currently a £75,616 difference between the price on the advert and the price at the finish line? That’s nearly 20%! It tells us that while sellers are reaching for the stars, buyers are keeping their feet firmly on the ground. If you’re selling, it’s a bit like overpricing a vintage car; you might get lots of lookers, but the person with the cash will always negotiate for what they feel is fair.
Plenty of Action, Not Many Houses
If you’ve been out hunting for a new home lately, you might have noticed the shelves are feeling a bit bare. There are only 18 properties currently for sale across the whole of SS16 6.
That might sound like a tiny number, but here’s the kicker: we are seeing about 13 sales every single month. Because things are selling almost as fast as they go up, it creates a "seller’s market." Imagine a bakery that only bakes 10 loaves a day, but has 9 people waiting in line every morning. The baker (the seller) is in a very strong position because there isn't much left over for anyone else!
On average, it’s taking about 43 days to find a buyer. That’s faster than it takes to train for a 5k run!
The Seven-Year Sleep
Now, here is something that might make you tilt your head. If you bought a house in SS16 6 exactly seven years ago, your home is worth almost exactly what you paid for it.
Back in 2019, the average price was £385,688. Today, it’s £384,005. That is a tiny drop of about £1,683 (or 0.4%). While some parts of the country have seen prices rocket up like a firework, our little corner has stayed remarkably steady.
But don't let that fool you—steady can be a good thing. We aren't a "bubble" that's about to pop. We are a solid, reliable area where people move to live, not just to gamble on prices. We’ve seen some incredible individual successes, though. For instance, a beautiful home in High Oaks, Langdon Hills recently sold for a whopping £1,000,000!
